Why chip seal here
San Pedro Creek lots are large and drives are long. Hot-mix on every foot adds up. A double chip seal gives a sealed, dust-free, good-traction surface for much less, and the stone tones suit the open juniper country.
How we build it
- Regrade and crown the drive; fix low spots and drainage
- Add and compact base where it's thin or soft
- Spray hot binder; spread and roll the first stone layer
- Second binder and finer stone
- Sweep loose stone after curing
Where we'd use asphalt instead
- The parking area and turnaround at the house
- Steep pitches and tight curves
- The entrance at the road
Upkeep
Plan a renewal coat every several years. Plow with a raised blade or rubber edge so stone isn't scraped loose.
Questions we get
How long does chip seal last?
A well-built double chip seal commonly lasts several years before a renewal coat.
Is chip seal rough to walk on?
It's textured. Many owners pave the walkable areas near the house.
Can you chip seal over my gravel?
After regrading, crowning and compacting it, yes.
