Why seal up here
At 7,000 feet, UV is stronger than in the valley, and asphalt dries out and turns gray faster. Then winter adds water, ice and freeze-thaw cycles that work into every small crack. Sealcoat restores a protective surface layer and sheds water before it gets in.

Questions we get
When is the best time to sealcoat up here?
Late spring through early fall, on warm, dry days with no freeze at night.
Does sealcoat make the drive slippery?
We add sand to the mix for traction.
Will pine needles stick to it?
Not once it's cured. Keep the drive clear of debris the first day.
