Mountain prep takes longer
Driveways in the trees collect needles, cones, sap and forest dust, and that all has to come off for sealcoat to bond. Moss and growth along shaded edges get scraped. Then every crack is cleaned and filled with hot-pour sealant before any coating goes down.
Is it time?
| What you see | What it needs |
|---|---|
| Gray surface, otherwise sound | Crack seal and sealcoat |
| Thin cracks after winter | Crack seal and sealcoat |
| Loose stones and rough texture | Possibly an overlay |
| Heaves, potholes, spiderweb cracks | Repair first |
The mountain window
Sealcoat needs warm days, no rain for a day and nights above freezing. In Sandia Park that usually means late spring through early fall. Summer monsoon afternoons can interrupt, so we watch the forecast and start early.
After it's done
Stay off it 24–48 hours. Keep the drive swept of needles for the first day so they don't stick to the fresh surface.
